Cradled in the Tuscan hills, this pretty two-level barn conversion is a self-contained sanctuary: a rural hillside retreat surrounded by olive groves with its own private pool surrounded by green lawns. It’s also just a ten-minute walk from the charming medieval town of Gambassi Terme and a 60-minute drive from Florence’s multitude of cultural, culinary and artistic treasures.
A tasteful renovation combining wooden-beamed interiors with comfort and vibrant colour, Capanno di Riorsoli offers couples and families a tranquil space to call their own, with two bedrooms, a double and a twin. It lends itself perfectly to lazy days at home in the sun, the spacious garden, covered outdoor dining area and barbecue offering a relaxing complement to balmy summer evenings, toasted with glass or two of that world-famous Chianti red.
Warmly generous and a wealth of local knowledge, Carlo, the villa owner, will be on hand as much or as little as you need him to guide you towards the best restaurants, day trips and authentically Italian experiences to help you create the holiday you’re looking for.
The local area
Further up the hill from the villa, Gambassi Terme is a popular spa destination, thanks to its natural thermal springs. You'll find all the essential shops there too, along with a town square where you can join the locals for an evening aperitivo.
For a more abundant choice of restaurants there’s timeless Certaldo, a 20-minute drive away, with its museums and palaces. From there you can also see the many towers of San Gimignano, just a 30-minute drive from the villa. The historic centre of this atmospheric medieval town is a World Heritage Site, but it also offers more than enough shopping and dining opportunities to satisfy the desire for a more contemporary take on Italian culture.

Carlo, the owner of Villa Capanno di Riorsoli was there to greet us on arrival and gave a great introduction to the villa, advice on good restaurants, places to visit, tips on how to get to places, where to park or when it was better to take the train. He was friendly and approachable. He visited discreetly to clean the pool regularly and popped into the villa to deliver a complementary bottle of Gancia wine to celebrate our 25th wedding anniversary. The villa was in a great location to visit Florence, Siena, San Gimignano, Certaldo, Monteriggioni and Volterra amongst others. A fantastic holiday – we will always remember it.
Mr & Mrs J Smith – June 2018
The villa was lovely, and much to my surprise, better than the description and photos online – in my opinion. The décor was a fusion of new and old, and very comfortable. We (especially the kids) absolutely LOVED the pool…and having this to ourselves was a key driver for us opting for the villa. Only real downside were the biting insects (to be expected really) – and I would recommend that you use the strongest repellent you can tolerate to keep them at bay. Location: The villa is a little off the beaten track (literally) and the approach to the villa is quite steep – although even small cars seemed quite able to travel up/down the lane. The villa is located just below the main town of Gambassi Terme and within easy walking distance – but its position is still very quiet and you hear no road noise. The roads to and from Gambassi are generally good, and it only takes 10-15 minutes to get to the main arterial main roads and motorways – giving easy access to Siena, Pisa, Florence, San Gimignano, Livorno, Lucca, etc. Town (Gambassi): The local town is not very touristy (I think a good thing), so you really get to see a more honest/less tainted view of Tuscany. It does however have all the basics: small supermarket, bakery, 3-4 restaurants, 1-2 bars, etc. and a nice central square where many of the locals gather in the evening. Very friendly people from our experience. Arrival/owner Carlo, the owner, was fantastic! He could not have been more welcoming and attentive. He popped by every now and again to make sure we were ok, but was not intrusive. He was also very helpful when it came to offering local knowledge of shops, tourist information, restaurant recommendations, etc. Summary: Lovely villa, friendly and helpful owner, beautiful position, ideal location for sightseeing and exploration – will definitely return!
Wayne – August 2015
An ideal central location in Tuscany – enabled us to day-trip all over Tuscany without any problems. The house provided the ideal mix of a peaceful and tranquil location but close to all sight-seeing such as San Gimignano, Siena, Pisa, Florence (including outlet malls!) and we even managed a magical day trip to Cinque Terre. The owner, Carlo, was very hospitable and friendly and made our stay even more enjoyable – including giving us a bottle of his own home-made wine! His handover instructions were comprehensive and made our stay all that much easier. The house, with its own pool, provided the perfect location for our family which included two teenage boys (14 and 18) and had ample room for us all to enjoy our own space when needed. The facilities were great, including the barbecue which enabled us to self-cater when we felt like it, but the village of Gambassi Terme provided supermarket and great restaurants for when we didn’t! The local pizzeria provided us with the best pizza of our 6-week stay in Italy! We definitely would love to return as there is still so much left to explore from this ideal location.
Mr Hatchwell – September 2013
On arrival we were made very welcome by Carlo who agreed to wait for us as we were running a bit late. The villa was ideal for us with a lovely swimming pool. The villa actually looked better than in the brochure. The air conditioning in the bed room was essential as during our stay it was very warm even at night. The town was only a short distance away and some of the main towns such as Volterra and San Gimignano were not that far away. We had a very restful and enjoyable holiday and would recommend it to anyone. Thanks again to Carlo.
Mr Newcombe – August 2012
The villa was excellent, very clean and tidy. It provided all that we required and the location was perfect. The swimming pool was a bonus with a nice area to sunbathe. The inside/outside flow from the lounge and bedroom was great, Carlo has done a very good job. Carlo was a brilliant host and goes to any length to make sure your stay is an enjoyable one. We will be back!
Mr Smith – June 2012
My wife and I stayed at Capanno di Riorsoli for a week. We were joined by family with four of us in total. In all respects, from first impressions throughout the stay, the house, the garden, the location and our host met and exceeded our expectations. It was well presented, tidy, had off-street parking, was quiet and welcoming. The pool was a luxurious extra for those that enjoyed it. Carlo knew and was able to share a great deal about the local and not so local area, and we were thus able to explore the countryside with his advice on what to see, where to dine and so on. The facilities at the house also meant we were able to cook for ourselves from time to time, including being able to use the barbecue. Having a variety of local herbs in the garden added to the enjoyment of catering for ourselves. All in all the location, the house and our host were excellent and we have no hesitation in recommending it to others.
Mr Macdonald – June 2012
We love it - the place, the villa, Carlo the owner – everything. Within easy reach to the most wonderful places. The weather 35-40 degrees this year, about the same the year before. We are hoping to go again next year at the same time, same place. It feels like home to us. So glad we found this villa and Carlo.
David & Karen Gray – August 2011
We had a fabulous holiday in Tuscany so, many thanks. The villa was very nicely furnished, well maintained, and a great place to stay for a week – I would definitely recommend it to others and would happily return there ourselves. I should also note that the owner, Carlo, was extremely welcoming and very helpful – really made it that extra bit special. Again, many thanks!
Mr Dibble – June 2011
Just the best ever. The place, the villa was perfect – felt like home. Carlo was magic. We have booked to go next year...what more can I say?
Mr & Mrs D R Gray – August 2010
We had a fabulous time. Carlo the owner was wonderful and we had dinner with him twice! Great location for visiting the Tuscan countryside. Quiet location, great for our honeymoon. Only problem was the barking dogs up the hill. We want to go back to Tuscany.
Mrs Fahy - August 2010
