- Beautiful beachside villa
- Stylish and comfortable
- Direct access to beach
- Tavernas/supermarkets 5-minute drive
Thanks to strict planning regulations, it is not usually possible to build villas directly on the beach in Crete. However, the land on which these magnificent villas stand was gifted to a group of Cretan civilians in recognition of their efforts during WWII. With this land came building rights by the seashore, and the opportunity to create possibly the best placed properties on the island.
The Beach Villas are situated directly on Rapaniana Beach, just a short drive from Kolymbari, a small authentic fishing village with fish restaurants and the fortified monastery of Panagia Odigitria. The villas themselves have a faintly fortified air, a monumental grandeur which echoes the rugged surrounding scenery. Set in a cluster of four, we have selected the front two houses for Simpson Travel guests, giving uninterrupted sea views and, of course, direct access to the sweep of sand and shingle beach.
The Summer House has an exceptional outside area with an imaginatively shaped free-form swimming pool and expansive terraces with elegant sunbeds. Interiors are stylish and practical, with the thoughtful addition of a spacious playroom where little ones can escape to in the heat of the day. There is a barbecue for alfresco dining and for beachside relaxation all day and into the warm, starry nights there is a stone pergola taking full advantage of the spectacular location.
The Summer House and The Shore House are entirely independent of one another, but close enough to make them an ideal choice for two families holidaying together.
Fifteen minutes away is the town of Kissamos, from where you can take a boat trip to the incredible Gramvousa and Balos Lagoon. Whilst less than half an hour away is the famous Falassarna Beach, set in an area of outstanding natural beauty and renowned for its variety of flora and fauna.

We’ve had a very enjoyable, relaxing time at The Summer House, the villa is in a perfect location. Listening to the waves crashing every morning along with the sunrise from the balcony made getting up at 7am worthwhile. We can recommend the Anoskeli Winery, Falasarna Beach, especially in the evening to watch the sunset. All in all another fantastic Simpson holiday for us.
Jenny, Graham, Gemma & Ollie – October 2019
Another fantastic holiday spent on the beautiful island. First time in over 30 years. Second time in June (with Simpson Travel) to Paleochora. We ate in MOST (it would appear looking at my tummy size) of the recommended tavernas. Not a bad meal was had. Local wine is perfectly drinkable. The view and the villa – stunning.
Belinda & Richard – September 2019
No longer the most up to date of villas. Why have we been back for 3 years running? Answer: there's more to a holiday than just bricks and mortar. So in order: stunning location, local facilities, unrivalled friendliness of everyone we meet there. We've now booked for a 4th year.
John & Frances – August 2019
As we reluctantly leave after a wonderful two weeks, a couple of recommendations – our favourite beaches were Falasarna and Episkopi. We hired a boat for two hours and sailed around the small island opposite the beach. We also hired a private boat to celebrate Thomas’ 21st birthday and visited Balos and Gramvousa Island – a superb day. Boehme and Palio Arhontiko in Chania and Kolymbari respectively were excellent restaurants. Many, many thanks to Klaudia for her assistance and advice and helping with organising trips.
John, Emma, Thomas, Charlie & Freddie – July/August 2019
We have enjoyed many holidays in villas when we have always organised the flights, car hire and accommodation ourselves thinking this would be cheaper. I looked a Simpson Travel and felt they were very competitive but what will ensure I use them again and recommend them to friends and family is how easy they make things. Having a rep waiting at the airport to assist us after a long flight just takes away all the stress and let’s face it that’s why most of us have a holiday to relax and Simpson Travel really helped with that. Together with having someone available for advice whilst abroad with regards to tours, restaurants or advice with health and doctors just makes the whole holiday experience so much easier. Thank you, Simpson Travel, from my initial email enquiry to arriving at our destination and getting us home safely for an excellent experience. Great job!
Rachel – October 2018
The Summer House exceeded our expectations and we had a wonderful time in every way. Thank you very much for our stay! Klaudia, our Simpson Travel representative, was extremely helpful and really lovely. Our youngest son had issues with his ears whilst we were in the villa and both Klaudia and our landlady did their utmost to help us and also showed care and concern afterwards. We also left an iPhone and charger in the villa after leaving, and Klaudia made sure all items were sent back to us. We were grateful for her excellent service. Also, the landlady was very accommodating indeed. She popped in every day to check we had everything we needed and happily gave advice. She also brought a little treat every day which was so tasty. The villa was kept immaculately by her staff and we felt really well looked after. We will definitely travel with Simpson Travel in the future.
Mr & Mrs Hanley – September 2018
Thank you, Simpson Travel, for yet another fabulous holiday. We have travelled with you three times now and you never disappoint! Your villas and hotels are of an exceptional standard and what you see on the website is what you get. The staff are professional, helpful and knowledgeable of the local area. They will leave you to your own devices if that is what you want, but nothing is too much trouble if you want to be more demanding! We also like the fact that a villa holiday with Simpson Travel feels bespoke and you have the back-up of your Simpson Travel representative should you need them.
Ms Thompson – July 2018
We came to The Summer House hoping for rest, relaxation, recuperation and peace – and we found all of these easily. The villa is beautiful and has everything you need. Eleni was a wonderful host, attentive and caring but never intrusive. We felt well cared for. Our Simpson Travel representative, Klaudia, was also wonderful. We had a great time.
Kandy & Rob – May 2018
We came here on our honeymoon to relax for a week. The Summer House is spectacular. The hosts, George and Eleni, are great, especially Eleni who brings much appreciated, homemade treats. Most days were spent relaxing by the spectacular pool. A trip to Falasarna Beach is well worth the visit if you like beautiful sandy beaches. Also Chania old town with its many little winding streets, shops and restaurants. The harbour in Chania is also fantastic, with many al fresco dining restaurants. Klaudia, our Simpson Travel representative, was also first class. Very friendly, helpful and a pleasure to be with. Thank you to Simpson Travel for providing another superb holiday.
Billy & Justyna – April 2018
The holiday was perfect in many ways – not least the weather in October! All the plans went extremely smoothly and we always knew we had someone on hand if needed. The knowledge that Sarah and Harvey had of the island was exceptional and very helpful when we were arranging our series of little 'tours'. Thank you everyone at Simpson Travel.
Mr Parry–Jones – October 2017
The Summer House is beautifully furnished and very spacious. The north-facing aspect of the villa means that the house remains cool in the height of the summer. The owners, Eleni and George, are very hospitable and we enjoyed the Greek specialities which Eleni left for us daily. Kolymbari is a great for restaurants and has many to visit. Chania, only half-an-hour away in the car, is a must visit for its beautiful harbour and sparkling nightlife and restaurant scene.
Mrs Haftke – September 2017
The Summer House in Kolymbari exudes good taste and every comfort is catered for. Its position directly on the beach is magnificent and it has a fabulous private pool and Jacuzzi, summer kitchen and barbecue area. Friendly, attentive but unobtrusive service by the owners, with daily treats of home-made Cretan food delivered. The villa is within walking distance of Kolymbari village where there are some fine restaurants. Glorious, secluded beaches and coves are within a short drive away. We travelled with three late-teenager children and they enjoyed every minute of their stay. We had a week there but could easily have stayed for a fortnight. A very special villa, luxurious specification and just off the beaten track enough. Excellent.
Mr Collinson – August 2016
We have enjoyed a wonderful, relaxing two weeks in this lovely villa. Eleni has been a fantastic host, unobtrusive but providing us with delicious homemade treats on a daily basis. We’ve done some exploring to Falassarna and Elafonisi beaches. Both are pretty and worth visiting. We didn't need to use Phil but know he was just a phone call away if we needed any advice or suggestions. This is our first time with Simpson Travel but I don't think it will be our last – great service and experience.
Mrs Francis – July 2016
Villa and grounds are excellent. Many thanks to George for making us feel so welcome. Only here for a few days but we visited Elafonissi (well worth the 1-hour drive through beautiful scenery/mountains), Kissamos, Chania harbour (recommend Zepos restaurant), Stavros on Akrotiri peninsula, and Therisso to the recommended Antaris restaurant (Antapths). A beautiful drive through the gorge up from Chania and a great family restaurant – all homemade food. Many thanks George!
Mrs McStravick – May 2016
Our choice of Greek properties is as diverse as the islands themselves, ranging from simple seaside charm to genuine luxury and style. Much of our portfolio is privately owned, and price alone is therefore not a universal guide. We contract all our accommodation in person, and each property has its individual appeal. To help you make the right choice based on your own priorities, we have devised a simple grading guide to be considered in conjunction with each individual property description, awarding up to a maximum of five stars for the below categories.
* For further clarification on Facilities and Amenities, please view the 'Details' tab for each property or speak to one of our experienced sales consultants.
The soaring White Mountains, known in Greek as the Lefka Ori, are at the heart of West Crete’s dramatically beautiful landscape and the villages in their foothills offer traditional Cretan fare in glorious abundance – that’s if Chania’s twinkling harbour lights and waterfront dining don’t entice you first. Spring brings an abundance of flowers, turning hiking trails and gorges into welcome destinations for walkers, and in summer, the many beaches offer sun worshippers a choice of scenic locations to spread their towels.
