Thanks to strict planning regulations, it is not usually possible to build villas directly on the beach in Crete. However, the land on which these magnificent villas stand was gifted to a group of Cretan civilians in recognition of their efforts during WWII. With this land came building rights by the seashore, and the opportunity to create possibly the best placed properties on the island.

The Beach Villas are situated directly on Rapaniana Beach, just a short drive from Kolymbari, a small authentic fishing village with fish restaurants and the fortified monastery of Panagia Odigitria. The villas themselves have a faintly fortified air, a monumental grandeur which echoes the rugged surrounding scenery. Set in a cluster of four, we have selected the front two houses for Simpson Travel guests, giving uninterrupted sea views and, of course, direct access to the sweep of sand and shingle beach.

The Summer House has an exceptional outside area with an imaginatively shaped free-form swimming pool and spacious terraces with elegant sunbeds. Interiors are stylish and practical, with the thoughtful addition of a spacious playroom where little ones can escape to in the heat of the day. There is a summer kitchen and barbecue for alfresco dining and for beachside relaxation all day and into the warm, starry nights there is a stone pergola taking full advantage of the spectacular location.

The Summer House and The Shore House are entirely independent of one another, but close enough to make them an ideal choice for two families holidaying together.

Fifteen minutes away is the town of Kissamos, from where you can take a boat trip to the incredible Gramvousa and Balos Lagoon. Whilst less than half an hour away is the famous Falassarna Beach, set in an area of outstanding natural beauty and renowned for its variety of flora and fauna.

Customer feedback

The holiday was perfect in many ways - not least the weather in October! All the plans went extremely smoothly and we always knew we had someone on hand if needed. The knowledge that Sarah and Harvey had of the island was exceptional and very helpful when we were arranging our series of little "tours". Thank you everyone at Simpson Travel.
Mr ParryJones – October 2017

The Summer house is beautifully furnished and very spacious. The North-facing aspect of the villa means that the house remains cool in the height of the Summer. The owners, Eleni and George, are very hospitable and we enjoyed the Greek specialties which Eleni left for us daily. Kolymbari is a great for restaurants and has many to visit. Chania, only half an hour in the car, is a must visit for its beautiful harbour and sparkling nightlife and restaurant scene.
Mrs Haftke – September 2017

The Summer House in Kolymbari exudes good taste and every comfort is catered for. Its position directly on the beach is magnificent and it has a fabulous private pool and Jacuzzi, summer kitchen and barbecue area. Friendly, attentive but unobtrusive service by the owners, with daily treats of home-made Cretan food delivered. The villa is within walking distance of Kolymbari village where there are some fine restaurants. Glorious, secluded beaches and coves are within a short drive away. We travelled with three late-teenager children and they enjoyed every minute of their stay. We had a week there but could easily have stayed for a fortnight. A very special villa, luxurious specification and just off the beaten track enough. Excellent.
Mr Collinson – August 2016

We've had a wonderful week here at the Summer House; despite the strong winds and high seas. The house is truly wonderful and we've enjoyed several relaxing BBQs in the dark listening to the crashing waves. The pool is gorgeous and the home-baked goodies are delicious. The best food in Crete by far is at Portes, in the back streets of Chania. Enjoy this as much as we did!
Mr Webster – August 2016

We have enjoyed a wonderful, relaxing 2 weeks in this lovely villa. Eleni has been a fantastic host, unobtrusive but providing us with delicious homemade treats on a daily basis. We’ve done some exploring to Falassarna and Elafonisi beaches. Both are pretty and worth visiting. We didn't need to use Phil but know he was just a phone call away if we needed any advice or suggestions. This is our first time with Simpson Travel but I don't think it will be our last - great service and experience.
Mrs Francis – July 2016

Villa & grounds are excellent. Many thanks to George for making us feel so welcome. Only here for a few days but we visited Elafonissi (well worth the c. 1-hour drive through beautiful scenery/mountains), Kissamos, Chania harbour (rec Zepos restaurant), Stavros on Akrotiri peninsula, and Therisso to the recommended Antaris restaurant (Antapths). A beautiful drive through the gorge up from Chania and a great family restaurant - all homemade food. Many thanks George!
Mrs McStravick – May 2016

The holiday we enjoyed with Simpson Travel in Kolymbari Crete was excellent and was what we both enjoyed and required.
Mr Rennie – October 2015

Beautiful Villa... perfect place to relax with family. Eleni, our host, was helpful and attentive but never intrusive. A huge thank you for making our stay so wonderful.
Miss Singh – August 2015

Had a fantastic stay here in Crete, would definitely be coming back. We had lots of things planned but mainly relaxed around the pool, BBQ'd etc. Our hosts Eleni & George made us feel very welcomed & Phil from Simpson was very helpful.
Mrs Finnamore – May 2015

Congratulations to Simpson on their website - the best we've ever come across. Such styling worthy of a Conde Nast publication. It is so peaceful & beautiful here a great find. We're surprised that no one has mentioned the spectacular gardens. The lush plants around the house & BBQ then past the pool to the prairie-like beach planting which seamlessly takes your eyes out to sea. It's so clever, so witty. Of course thanks to Phil for all his unobtrusive helpfulness & to Eleni & George for their kindness & generosity. We've explored much of this west side of Crete – but so much more to discover - we'll have to come back. Hope everyone else enjoys it here as much as we have.
Mrs Elliston – May 2015

A brilliant time was had by all. We really enjoyed our time at Summer House. Eleni and Phil were most helpful and without their advice and kindness we Would have not tasted as many interesting delicacies or found as many great places as we did.
Mr Johnson – October 2014

We all had a wonderful and relaxing holiday. The Summer House is a fantastic place to stay. Eleni and George personify "philoxenia" hospitality and are just the best hosts ever.
Mrs Belzer – September 2014

Every holiday has exceeded our expectations and we travel with the confidence of knowing that we will not be disappointed. We have just returned from yet another stunning holiday, thank you to you all.
Mrs Parker – September 2014

Thoroughly relaxing week. The villa is immaculate and every detail thought of. George and Eleni are very welcoming.
Mr Friend – August 2014

Our choice of Greek properties is as diverse as the islands themselves, ranging from simple seaside charm to genuine luxury and style. Much of our portfolio is privately owned, and price alone is therefore not a universal guide. We contract all our accommodation in person, and each property has its individual appeal. To help you make the right choice based on your own priorities, we have devised a simple grading guide to be considered in conjunction with each individual property description, awarding up to a maximum of five stars for the below categories.

The soaring White Mountains, known in Greek as the Lefka Ori, are at the heart of West Crete’s dramatically beautiful landscape and the villages in their foothills offer traditional Cretan fare in glorious abundance – that’s if Chania’s twinkling harbour lights and waterfront dining don’t entice you first. Spring brings an abundance of flowers, turning hiking trails and gorges into welcome destinations for walkers, and in summer, the many beaches offer sun worshippers a choice of scenic locations to spread their towels.
