We are delighted to introduce Steno and Strati, two brand new villas completed in early July 2021 and situated on an acre and a half of land just 200m past our Simpson Hotel, Purple Apricot. This beautifully elevated position affords spectacular views across the Ionian to mainland Greece and the charming sea-facing veranda is an idyllic spot to sit and watch the boats glide gently back and forth across the water.
Two-bedroom properties with en-suite bathrooms are the most sought-after on the island; perfect for couples in the early and late season, ideal for families in July and August. The villa is spacious and comfortable, with a lovely sense of flow between the cool interiors and thoughtfully furnished exteriors, where you'll find inviting options in both sun and shade to relax and enjoy the view.
Steno is set back behind Strati on higher ground offering the same mesmerising outlook and maximum privacy. It is light and airy with all the facilities you would expect from a 21st century build and incorporates a built-in barbecue, a pergola and a sparkling pool which is perfectly placed to celebrate the villa's enchanting setting.

Several visits to Paxos over the years and Steno is one of the best villas we have stayed at – the view from the terrace is fantastic and one we have never tired of. The villa itself is spacious and very well equipped. We have really enjoyed our stay here. Parking at Steno definitely needs a small car! There are some good walks here down into Fontana – turn right at the gate or go beyond the Purple Apricot on the main road. Thanks to all the excellent Simpson team and to Lionel and his cleaners. Thoroughly enjoyed our stay at Villa Steno which was spacious and well-equipped. Chris, the local concierge, gave us plenty of useful tips to make the most of our time on Paxos. I highly recommend both the villa and Paxos itself.
Our holiday in Steno Villa was wonderful. The villa was very clean and comfortable, fabulous views across the Ionian, sipping our morning tea watching the beautiful sunrise. The pool and outside area was very well appointed and we have no hesitation in recommending this lovely quiet villa.

What a fantastic location. We have been coming here since 1994 and this is amongst the best. A great spot for listening to the birds with little other disturbance.
Steno is a very comfortable villa in a superb elevated position so it overlooks the sea and the mainland. We absolutely loved watching the boats come and go all day long and the sunrise and evening skies. The villa affords a lot of privacy which we appreciated a great deal because whilst it is fairly central to anywhere on Paxos, it is still quite "remote" and peaceful. In other words just the perfect spot to relax. We experienced Lilly's friendly and helpful approach in 2021 and again this year. She immediately understood our concerns and suggested a successful resolution. We couldn't have wished for a more professional and yet empathetic person.

Barely eight miles from tip to tail, Paxos is pint-sized perfection. The only way to get here is by boat from Corfu, which rules out mass development and makes room for a true luxury villa holiday experience. Beloved by the boating crowd, there's a definite buzz in the main summer months and an excellent choice of restaurants that cater for visiting flotilla.
There are few better ways of relaxing than on a luxury holiday in Paxos, where days fill up beautifully with sunbathing, swimming, snorkelling and dining in style, the sea just metres from your table. Amble through ancient olive groves and you’ll catch glimpses of startlingly turquoise bays, the dramatic west-coast cliffs or the Epiros Mountains. In spring, there’s also a haze of purple honesty, wild irises and lilies and a sky that’s alive with birdlife, from hawks to skylarks.
