Casa Santa Maria Corsica, Calvi & The Balagne

With its privileged location and distant sea views, Casa Santa Maria enjoys the best of both worlds – a village setting amongst the Balagne hills yet a location just five kilometres from the town centre and sandy beaches of Ile Rousse and three kilometres from Monticello, another traditional Corsican village.

Situated on the edge of a hilltop village, this impressive house combines traditional features with a stylish and spacious interior. A nearby chapel set in gardens is for the exclusive use of guests, the owners and their visitors.

  • Our family of four - two adults and two teen/adult boys - had a fantastic time in Santa Reparata Corsica. The location and accommodation were outstanding and we would love to return again and explore the island further. Mrs Wain - October 2015
  • Corsica , October 2015. A group of 8 of us had a wonderful stay at Casa Santa Maria. We were delighted with our overall holiday experience from the initial contact with Simpsons to the departure from the Island. The standard of hospitality and quality of the food we experienced at all the restaurants was amazing. Corsica is a gem of an island, so beautiful and unspoilt, certainly deserving of another holiday! Mrs Upham - October 2015
  • Great village, wonderful villa. Have had a super time, thanks for everything. Mrs Sheridan - September 2015
  • We decided a little late in the year to take a family holiday...Granny, couple with baby and couple without. The search filters on the site made it easy to find a suitable property to suit everyone and our local rep Debbie was clearly both knowledgeable and a passionate about Corsica. Our old house was a beautiful example of how to update without losing character and we loved relaxing around the courtyard pool. The provision of beach/pool towels was appreciated and the Simpson folder was a useful to guide to the locality. I would definitely use Simpsons again. Mrs Balti - August 2015
  • This was our first time in Corsica and have loved it. The Casa Santa Maria is a beautiful villa with lovely furniture and stunning views. Thank you to Debbie for all her fantastic advice. A brilliant holiday. Mrs Barnett - August 2015
  • A lovely week in a special village. Beautiful country, friendly people. Mr Wilkinson - July 2015
  • Casa Santa Maria is a gem. It is the best of both worlds - peaceful in its hilltop village setting yet close enough to get to the bustling and lively town of Ile Rousse. The house is beautifully decorated, with everything you might need to make your holiday perfect. Wonderful bathrooms, glorious views from the balconies and totally unique. The area is fabulous - plenty to explore and do and the most amazing choice of restaurants to enjoy. We will be back! Highly recommended and good value. Mr Eadie - July 2014
  • Our first visit to Corsica - and what a wonderful experience. We loved the house, well equipped, beautifully furnished and decorated and stunning views. We have eaten amazing food all week. - July 2014
  • Casa Santa Maria is a beautifully restored large villa with wonderful views of Ile Rousse and across to Cap Corse in a lovely village setting. It feels like a boutique hotel! Each bedroom has its own individual balcony to appreciate the views, listen to the church bells, watch the ferries in the harbour and the birds pf prey flying overhead. We appreciated the lift which was useful for suitcases and carrying wine up to enjoy the sunsets! The sunrise over Cap Corse was equally beautiful ( even without the wine!0 The pool was large and deep enough to keep 3 teenagers amused and had a shallow end for younger children. The little chapel across the road is now open to the public and all you have to do is go in and admire it - someone else opens and closes it. A week was not long enough and we will definitely be back! Mrs Lockie - June 2014
  • The villa is beyond words, we were all speechless when we arrived. It is beautiful and wonderfully unique. Debbie was a great help and her insight was very valuable. Our absolute favourite was just enjoying the view from the veranda and drinking in this beautiful part of God's creation. Thank you very much. Mr and Mrs Parish - September 2013
  • Wonderful location - the variety of walks (of all severities) along with unspoilt beaches and villages has made this a most memorable and restful holiday. Jenkins family - July 2013
  • A first and very memorable visit to Corsica, not least down to staying in this exquisite house! Casa Santa Maria has provided sheer luxury, engaging views, our own chapel and truly 'home from home' comfort - Thank you. Mr and Mrs Casserly - July 2013
  • This was our first time in Corsica. The villa was wonderful and sunset drinks on the balcony were beautiful. Each room and the whole house has character along with luxury. Many thanks and we hope to come back again soon. Mr and Mrs Epstein - May 2013
  • First time in Corsica, loved it, stunning scenery. Wish we had been able to stay longer. Rounded off with excellent accommodation. Compliments to the owner. Thanks to Debbie for all the info she gave us. Mr and Mrs McGurk - September 2012
  • I have fallen in love with Corsica. I will be very sorry to leave but will be back to explore even more of this spectacular island. This house is lovely and in a lovely setting in an unspoilt village. Dr and Mrs Mead - September 2012
  • The spiral staircase in this villa is something of a masterpiece but sadly I used the lift 99% of the time owing to our choice of the top floor bedroom with its spectacular views - the owner has done a marvellous job with the renovation, retaining many original features whilst installing, for example, three ‘state of the art’ bathrooms. The village is in a marvellous position twixt sea and mountains and remains less of a tourist venue than some of the more well-known Balagne hot spots. There are some excellent footpaths – the one starting just above the village/villa that takes you to St Antonio is relatively undemanding. The little shops in Santa Reparata will keep you well-supplied if you are self-catering most of the time and purchasing biscuits from the lady in her shop opposite Casa Santa Maria is a must. Île Rousse is a better option for dining than anything on offer in the village. For all future visitors – have a wonderful time. Mr and Mrs Godley - September 2012
  • Beautiful villa, very comfortable – (pool needs topping up daily – tip!). Lovely chapel and wonderful surrounding scenery. Favourite of teenagers – rock pools! Cool breeze – take drinks. Most enjoyable holiday. Miss Rump - August 2012
  • Corsica’s outstanding beauty has exceeded our expectations - enjoyed exploring beaches and coastline and the rattling little train. Our favourite beach has to be Bodri – not only does it have a simple, charming beach café- but you can walk over the headland and explore rock pools. Look out for the wild boar pelts drying on posts around the hilltop roads! The morning low swoops of the red kites have been a highlight - enjoyed a wonderful classical guitar concert in the heart of the village backstreets. Only just discovered ‘le petit epicerie’, a few minutes walk away – please give it a go – great selection of local fruit/veg etc. – bakery very good indeed, just near to hotel. Mr Shearsby - July 2012
  • A great place, loved the restaurants and the pool, swimming every day! Debbie has been a great help! Telling us all the best places to go and we had loads of fun doing it and going there! We sunbathed every day and we loved doing it! (We’ve tanned a lot). The view was amazing, we could see the sea and everything! From Sophie (aged 9), Emily (aged 12), Tara (aged 4), Mr & Mrs Bromet xxx Mr & Mrs Bromet - July 2012
  • A wonderful first stay in Corsica which won’t be our last; enhanced by the suggestions from Debbie for visits and a very comfortable house. Our favourite’s tricky but the challenging drive to Porto (Galleria beautiful) and St Florent - stunning. Wine we liked – Domaine Colombu - Rosé as it should be, and Ribbe Rosse, Domaine Renucci Vignola White (very unusual); all thanks to Debbie for pointing us there. However most of all it is the nature, the scenery, the red kites each day, and the swifts nurturing their new fledglings to first flights. Sir & Lady Oldham - June 2012

CHILD CONCESSIONS
Children aged 2-11 years are eligible for concessions of between 5%-25% of the holiday price. This is offered at most of our self-catering properties depending on departure dates. There is a charge of £75 per infant (under 2 years) on all our holidays. PAYING FOR YOUR HOLIDAY
In order to confirm your booking a deposit of £225 per person is required unless you are booking accommodation only in which case 30% of the total holiday cost is required. Please familiarise yourself with our full booking terms including our cancellation policy here.

SECURITY DEPOSIT

Most of our self-catering accommodation is privately owned and sometimes it is the owner’s main residence, which they vacate for the summer season. In order to protect the furnishings and fittings, some owners require a security deposit which is collected 3 weeks prior to departure. The deposit will be refunded in full within 7 days of your return provided there is no damage or additional cleaning required and the property remains in the same condition as upon arrival. If a security deposit is applicable, the amount required will be stated in the Details section of the property. Please alert your local representative to any breakages or damages during your stay.

TRAVEL INSURANCE
It is compulsory that all our guests have comprehensive travel insurance and we will need full details of your policy at the time of booking or before you travel.

FINAL DOCUMENTATION
Your travel documents are available to download and print 2 weeks prior to departure provided you have paid in full, completed and submitted Advanced Passenger Information and car hire details (if applicable). Please note if you are travelling with Ryan Air you will only be able to download your boarding passes approximately 7 days before departure due to the airline's check-in requirements. Should you prefer to receive your documents by post, please ask us at the time of booking.

PASSPORTS AND VISAS
It is your responsibility to be in possession of a valid passport and any necessary visas. EU citizens do not need a visa to travel to France. If you are a non-EU citizen then you should check with your own embassy for the entry/re-entry requirements necessary for your journey. Children not on an accompanying parent’s passport before October 1998 are now required to hold their own passport if they are under 16 years. If you do not have a passport, it is recommended to apply at least 6 weeks before your holiday. Passports should be valid for 6 months after your return date.

FLIGHT INFORMATION
Our prices are based on our lowest contracted fare. Occasionally it may be necessary to purchase flights outside of our normal allocation and in these circumstances we may need to charge an additional supplement to reflect the extra costs incurred. This will also be the case if we are booking flights from regional airports or on flights where we do not have a seat allocation. If a supplement applies, this will be advised to you at the time of booking.

One piece of hand baggage is permitted measuring a maximum 56 x 45 x 25cm (including wheels, pockets and handles) which you must be able to place and retrieve safely in the overhead lockers without assistance.

PREGNANCY
You will usually need a certificate of fitness to fly if you are more than 28 weeks pregnant. Most airlines will not allow you to fly if you are more than 32 weeks pregnant. Please refer to the airline’s website for details of their policy.

API (ADDITIONAL PASSENGER INFORMATION)
Most countries require that the airline take additional information from each passenger such as full name, date and place of birth, passport number, country of issue and expiry date. You will need to provide this information at the time of booking or, at the very latest, prior to release of your travel documents. You are able to complete the details online via Manage My Booking or call a member of our Pre-Departure team.

NAME CHANGES
The name shown on the itinerary must exactly match the name of the passenger travelling as it appears in his/her passport (first full name and surname). If not, you may be refused boarding. Once your flights have been booked, it is not usually possible to make name changes without incurring substantial charges. If there are any errors on your invoice or your itinerary, please inform us immediately.

FOREIGN OFFICE ADVICE BEFORE YOU TRAVEL
The Foreign and Commonwealth Office provides up-to-date travel information to help British travellers make informed decisions about travelling abroad. Should you wish to check their advice or information about the destination you are travelling to, please visit their website: www.fco.gov.uk/en or call 020 7008 1500.

FLIGHT DELAYS
In the event of a flight delay, whenever possible we will ensure that the airline/operator communicates the reasons for and extent of any delay and implements appropriate standards of welfare provision. EU carriers should also comply with EU Regulation 261/2004 in the event of delays, cancellations or denied boarding and guidance is provided on the CAA’s website www.caa.co.uk

CAR HIRE INFORMATION
Most of our holidays include an air-conditioned hire car, to be collected from and returned to the airport (or port where applicable). The category of car included in the basic holiday price will vary according to the number of people in your party. We do not consider infants as part of the total party size. The cars we have included offer comfortable seating for the size of party travelling, however, we do ask you to take into account the size of the boot space for your luggage if any infants are in your party, and the number of child and baby seats required. You may wish to upgrade your car to give you extra comfort and space. Availability and supplements for upgrading will be advised at the time of booking. For transporting extra luggage it is also possible to pre-book a taxi at additional cost.

The types of cars listed are only examples of car models in each category. We cannot guarantee that you will receive a specific make or model.

ACCOMMODATION AND USEFUL INFORMATION

Air-conditioning and heating
We have indicated in the property descriptions which accommodation has air-conditioning included in the holiday price. Heating is available in some of our properties during the low season weeks, which is normally included in the holiday price.

Animals and wildlife
As in all rural communities, indigenous animals are an essential part of the way of life. The braying of a donkey, crow of a cockerel or the barking of a dog is not a complaint that receives much sympathy from the locals! Care should be taken to minimise the presence of insects and animals in your accommodation. Keep surfaces clean, dispose of refuse regularly and ensure that food is not left uncovered. Cats and dogs are often resident where an owner or manager lives on the property. If you are allergic to cats and/or dogs please ensure that you check the suitability of your chosen accommodation with us prior to confirming your booking.

Barbecues
We have specified if a barbecue is available at your accommodation. Please note that often in summer, due to the hot weather, use of your barbecue may not be allowed and/or strict rules for its use may apply. The local or national government reserves the right to introduce new rulings at any time, often with little prior notice, prohibiting the use of barbecues to reduce the risk of fires. Where a barbecue is not provided, it is usually because the surroundings are considered a fire risk or inappropriate for the use of barbecues.

Beach/pool towels
We provide Simpson Travel beach/pool towels in all our self-catering properties and these are normally laundered weekly.

Beds
Please note that a double bed could be two single beds placed together. If you are booking a hotel room, please let us know your room preference (double or twin). Although we will make every effort to convey your request to the hotel, we cannot guarantee your preference will be available.

Check-in and check-out
You will usually be able to occupy your villa or apartment after 5pm and you should vacate it on the day of departure between 9am and 11am. Please refer to specific property details for exact times. Most of our hotels follow common practice with regard to check-in and check-out times (around midday); however some have later check-in times between 3pm and 5pm. Please refer to the individual property information for timings.

Cleaning
Self-catering accommodation is clean on your arrival and for two week stays it will be cleaned mid-holiday. The mid-holiday clean includes bathroom, kitchen surfaces, floor sweeping and change of bed and bath linen. If additional or more frequent cleaning is required, this can be arranged locally with our representative at an additional cost.

Distances and timings
Please note that all walking and driving times stated are approximate estimates only. Transfer times are also approximate estimates only and do not include any waiting time.

Half-board
Hotel bookings with half-board include dinner, which is usually a fixed menu with or without a choice of dishes. In some hotels, you may take your half-board meal at lunchtime.

Health and safety
Simpson Travel is committed to raising the standards of health and safety throughout all our destinations. Our guests’ safety and wellbeing is of the highest importance to us. However, please note that since many of our properties are private homes, it is not always possible to meet the same exacting standards as in the UK. In your accommodation we will provide any necessary health and safety information. We ask you to familiarise yourself with this information and the property on arrival, particularly when travelling with children, and to raise any concerns with your local representative.

In some properties a baby monitor has been provided and to the best of our knowledge it is operating correctly but it is vital that you check regularly that the device is operating to your satisfaction. We strongly advise against relying on the baby monitor in case of malfunction. Simpson Travel cannot be held liable for any malfunction of the baby monitor and the use of the device is entirely at your own risk.

Internet access and wifi
Internet access and wifi is available when stated in the relevant accommodation description details. Please note there may be restrictions with the availability and speed of the service transmitted by the local provider and technical issues may cause temporary withdrawal of internet facilities. We are unable to accept responsibility for any down time or consequences of using this service and refund/compensation cannot be offered due to circumstances beyond our control such as adverse weather conditions.

Linen and laundry
Bed and bathroom linen is provided weekly. For your convenience some of our properties have a washing machine.

Noise and building works
Traffic, farm work, roadwork, animals and other sounds form part of everyday life, however, what constitutes ‘noise’ to one person may not be a problem for another. Please let us know if you have any special needs regarding this. Occasionally, building work is unavoidable as we do not control such work and may not know about it in advance. Whenever possible, we will notify you of any work that we believe may affect your holiday.

Occupancy
Only guests named on your invoice are entitled to occupy the accommodation.

Satellite television
We cannot guarantee that a full selection of satellite channels will be available. Channels in English may be very limited and these are often only CNN or BBC World.

Seasonal facilities
Some facilities are subject to weather conditions and the general season, for example swimming pools, restaurant terraces and courtyards, pool bars, local restaurants, and they may be limited or unavailable at the beginning or end of the season. Please do not hesitate to check with us, should a particular facility be a necessity to you.

Swimming pools
Swimming pool details are given on our website. Pool dimensions are approximate only and, unless specified otherwise, pools are freshwater and unheated. Dates when pools are operational are subject to the prevailing weather conditions at the time of opening and closing and we cannot be held responsible if poor weather means the pool is opened later, or is closed earlier in the season.

Upon arrival at your accommodation, we kindly ask you to acquaint yourselves with the pool’s safety and hygiene rules. All our pools in Corsica and mainland France comply with French law and are fitted with one of the following forms of security: fence, alarm or cover. Please check the property details page for the specific security measure that applies to your selected property. Some pools are ‘infinity pools’ which have an exposed pool edge with an unprotected drop. This maximises views and is an attractive feature of the pool. We recommend that you do not sit, lean or walk on the unprotected edge. Children must be supervised at all times.

Pool heating is a service that can be provided on a weekly basis in select properties. The cost varies according to size of pool from £100 to £200 per week. As a general rule pool heating will only bring the pool temperature up by approximately 10 degrees higher than the night time temperature. As such in early or late season you may still consider the pool temperature to be too cold despite heating. We regret that should this be the case Simpson Travel, our local agents and owners cannot refund monies paid for this facility.

Villa owners
Whilst the owners or staff of some properties may live on site and tend to the grounds, they are aware that you value your privacy, and will do their best not to intrude. We do ask you, however, to allow them reasonable access to the property so that they can maintain the grounds and keep them in good order.

Welcome Pack
We offer a welcome pack in all our self-catering accommodation consisting of a small selection of staple items and local produce. This usually includes the following complimentary items: coffee, tea bags, milk, bottled water, fruit juice, bread, wine, local beer, pasta, pasta sauce, regional biscuits, savoury snacks, paté, washing powder, washing-up liquid, dishwasher tablets, washing-up sponge, salt and pepper, sugar, vegetable or olive oil, vinegar, mixed herbs and toilet paper.

Our choice of Corsican properties is as diverse as the island itself, ranging from simple seaside charm to genuine luxury and style. Much of our portfolio is privately owned, and price alone is therefore not a universal guide.

We contract all our accommodation in person, and each property has its individual appeal. To help you make the right choice based on your own priorities, we have devised a simple grading guide to be considered in conjunction with each individual property description, awarding up to a maximum of five stars for the below categories.
