In the beautiful Elsa Valley, this light-filled, three-bedroom barn conversion is a beautiful, whiter-than-white combination of function and form, complemented by the lush green of a sprawling lawned garden. Villa Passione has been meticulously designed and styled by owner Rita, who bought the property a number of years ago and set about transforming it with a passion; of all our properties, none is so aptly named. She now runs this elegant abode with the help of her three daughters, a psychiatrist, lawyer and teacher, and the only man on the premises is the much loved family labrador, Baloo!
Villa Passione is both romantic and practical, featuring the creative, thoughtful touches that make a stay here such a pleasure: comfortable beds, a bath and shower big enough for two and a kitchen with the gadgets you really want on a lazy summer morning, from juicer to espresso machine. Drift outside through the French doors and there’s a table and chairs for breakfast al fresco.
This is a wonderful home for three couples to share or a family, as there’s plenty of room for everyone to find their own space. In addition to the swimming pool, a pretty white-painted pergola creates a shady spot with sofas on the large terrace. There’s also a small lake – just ask Rita to give you access. Her home is close by, but tucked away behind thick foliage so your privacy is assured.
The local area
Villa Passione is conveniently located on the road between Corazzano (5min drive, handy for local shops and restaurants) and Castelfiorentino (9km), which hosts the annual In/Canti & Banchi Festival in the fourth week of May, when streets bustle with performers’ exhibitions and antique markets. Celebrated San Gimignano, with its medieval towers and enticing shops and restaurants, is 31km away, whilst closer to home you'll find the spa town of Gambassi Terme (18km), where you can bathe in the therapeutic waters and admire the local glassware.

Thank you for sharing your lovely location and pool. On our first night we saw fireflies at the bottom of the garden, which flew around us. After the usual day trips – Florence, Volterra, San Gimignano – we finished with a quiet day with lunch and wine tasting at Villa Pillo. It was described as a charcuterie accompaniment – but it was HUGE. The wines were also very nice and a tour of the cellars fascinating.
Thank you for sharing your lovely location and pool. Our first night we saw fireflies at the bottom of the garden, which flew around us. After the usual day trips – Florence, Volterra, San Gimignano…we finished with a quiet day with a lunch and wine tasting at Villa Pillo, just outside Castel Fiorentino. It was described as ‘charcuterie and cheese’ accompaniment, but was HUGE. The wines were also very nice and a tour of the cellars fascinating.
Thank you for having us at your wonderful Tuscan villa for a week exploring Tuscany with our family. We had a fantastic time and travelled far and wide. We loved coming home to the pool for a refreshing swim in the afternoons. The villa is wonderful and the lasagne on the first night was a trip highlight!
Thank you so much for the wonderful hospitality. Nothing seems to much trouble and the place is wonderful. It was a privilege to stay in this quiet and calm place.
Well appointed accommodation with friendly oversight by the owner - convenient for travel by train or car to much of Tuscany's attractions and a haven to relax after battling the tourist throngs at those places. Will certainly consider a return visit.
Thank you for what has been an amazing week. We have loved the house and especially the pool, it is all beautiful! Can't not mention the wonderfully lovely pesto lasagne that was such an unexpected treat on arrival after a day of travel. Everything is so lovely, fresh, new and welcoming.
Villa Passione is ideally located for exploring Tuscany. The villa is beautiful - everything very crisp and fresh and spacious and the pool is excellent. Rita the host is very welcoming and made us very at home.
We have had such an amazing time here and will be sad to leave. We are so grateful to Rita for her kindness and generosity while we've been here.
We have had a wonderful stay in Villa Passione. The villa is so comfortable and the pool is fabulous. We enjoyed trips to Florence and Siena, both by train which made it very easy. Also Lucca and San Gimignano. Rita's lasagne was delicious!
Rita, thank you for your wonderful hospitality and amazing villa. This has been our first holiday in 18 months – despite working from home, home schooling and being stuck at home because of the pandemic, we haven’t stopped and spent time together relaxing as a family. Five days of quarantine here has been great for us! We visited Sienna and San Gimignano and have been the only English tourists everywhere we’ve been. You’ve been wonderful and we’ve all had such a fantastic time.
Thank you so much for a wonderful holiday. It has been so great to relax in the lovely villa and by the pool – 5-days’ quarantine has never been so pleasant! And thank you for the wonderful lasagne – delicious.
We have enjoyed a wonderful week, although a week really wasn’t enough. There is so much to see and do in this wonderful region of Italy. Having come from a few culture laden days in Rome, we focussed on all the gorgeous hill villages and Pisa. We haven’t tired of the many stunning landscape views everywhere. Rita’s food was wonderful – delicious lasagne, peach cake, crostini and spaghetti carbonara. Also the fabulous pool – it’s a great size and we enjoyed many relaxing afternoons there post sight-seeing and the seating area just outside the villa is wonderful for sundowners at the end of the day. Villa Passione is a super base from which to explore the surrounding area.
Thank you for helping us have a thoroughly relaxing time in Villa Passione. We were pleased to find everything spotlessly clean – made us feel so safe in this mad pandemic world. We especially enjoyed our suppers at local restaurant La Taverna dell’Ozio. Special thanks to Rita for organising a day trip to Forte dei Marmi and Lucca. The market at Forte was excellent so do plan to go on a Wednesday. Alessandro, our driver, was brilliant. A truly wonderful day out. We were sad to leave but may well return next year. With grateful thanks.
Thank you, Rita, for such kind hospitality whilst staying at your beautiful villa. We booked this holiday in January 2020 – not knowing what would unfold in the world. We kept our fingers tightly crossed that we could still come and Italy and our wishes came true! What a treat to come and stay in Villa Passione – a truly relaxing spot and ideal for day trips to the wonderful cities of Tuscany. We visited Florence, Sienna and San Gimignano which were quieter than normal due to Covid-19. We ate out locally at the Poggio all'Aglione – the other side of Montaione – a super spot in the woods! We timed our visit perfectly and the weather has been outstanding – we all feel thoroughly refreshed and relaxed.
Thank you for a really wonderful and relaxing week in your villa. We have had a difficult six months, as many have, following Covid-19 and feel very lucky and grateful to have been able to enjoy your beautiful country this week. Thank you for being so welcoming and for the absolutely delicious pesto lasagne! We would really love to return and wish you health and happiness.
Thank you for a wonderful stay at your superb villa. We had a very relaxing week, starting with your delicious pesto lasagne and finishing with equally good ragout. The pool and grounds of your villa was the perfect place to unwind and escape the Covid-19 madness! We enjoyed the local restaurant in Corazzano and had a good day trip to Florence on the train. With many thanks for all your kind hospitality and we hope to be back one day.
Our family holiday this September at Villa Passione was made more special by the warm and friendly greeting we received by Rita, the owner. The villa was perfect for our family of six with plenty of room inside the villa and the large extensive grounds to chill and relax in. Its location is perfect for visiting Pisa, a 40-minute drive away and Florence a 40-minute train journey. Definitely worth a visit is San Gimignano. It's easy to spend a day there shopping or just enjoying the beautiful scenery.
Many thanks for your warm hospitality. We have really enjoyed our week in Tuscany. We have had a busy week. Castel Fiorentino is the perfect spot to get the train to Florence and Siena. Siena was our favourite destination, closely followed by San Gimignano, which is a drive away (but a lovely drive – spectacular views). The pool is the best villa pool we have ever swum in, and we’ve been to some fancy villas! Especially nice late afternoon, when the water is so warm. We love the villa. Perfect layout for our family, we’ve always found a shady spot to relax and well equipped and a very tranquil place to stay. We are all much more relaxed than when we arrived. The best food we ate was Rita’s – we were delighted with pesto lasagne on arrival and also asked Rita to cook on our last night which was the best meal we ate all week. A perfect end to a lovely holiday. Hope to be back soon.
This is our third Simpson holiday and it has surpassed all expectations. Rita’s kindness and hospitality have made it very special. The villa is beautiful, comfortable and well equipped. We’ve also loved the pool – big enough for swimming properly as well as for fun. The grounds and garden area also provide lovely shaded and sunlit areas for relaxation.
A fabulous villa with its pool, large grounds and every modern convenience – the perfect place to enjoy a holiday in Tuscany. The lovely Rita is the perfect host. We had a lovely time alternating days out with days by the pool.
Thank you so much for your warm hospitality and for the care you have taken in ensuring our comfort and enjoyment here. The villa exceeded our expectations and is charming. The pool is a delight. We were so impressed (and satisfied) with the pesto lasagne – delicious – and the lemon cake was much appreciated. Our return to Tuscany has been a great pleasure – thank you for a memorable week.
We stayed with the lovely Rita, and lived a week of la dolce vita. In this little piece of paradise, there’s nowhere in Tuscany quite as nice. We basked by the pool in the glorious rays, enjoying some much-needed lazy days, slowly stirring from time to time, to sip on a very good glass of wine. Sustained on lemon cake light as air, we travelled Toscana without a care. From Volterra to Lucca we discovered its magic, the views from the hilltops were quite dramatic. To Rita we say grazie mille – we’ll miss your home and your torta al limone and can’t bear to leave Villa Passione.
A fabulous villa, enhanced by the hospitality and kindness of the owner.
This is our third Simpson holiday and it has surpassed all expectations. Rita’s kindness and hospitality made it very special. The villa is beautiful, comfortable and well equipped. We’ve loved the pool – big enough for swimming properly as well as fun for our grandchildren to play in. The grounds and garden area also provide lovely shaded and sunlit areas for relaxation. We have many happy memories of our week.
First time we have used Simpson Travel for a villa holiday and not disappointed in any area. From the booking process and support from the pre-departure team to Amanda in Tuscany – the company could not be faulted. Would certainly recommend this experience.
We loved the tortoises, they were a big surprise. Villa Passione was very good and the pool was fantastic.
Rita could not have been more welcoming and we really appreciated her kindness to us all, especially the children…and her food was wonderful. We thought Villa Passione, the house, gardens and pool were beautiful. Everything was spotlessly clean – Diana does a brilliant job. We enjoyed a trip to Florence for a short visit (very easy access by train with small children). We had a very special fortnight.
Villa Passione is a very special place and loved and cared for so well by Rita who is just lovely – she made us dinner on our first night, complete with the lovely local wine. The accommodation is immaculate and the kitchen definitely 5-star, including the perfect welcome pack. We had some great days out including the train to Florence and some good restaurant recommendations in the guest book and from Rita.
Villa Passione is an absolute gem of a villa with some of the best facilities and pool we have ever experienced on holiday. Its location for all the main sights and cities of Tuscany was perfect.
Rita was very warm and welcoming at Villa Passione and the lasagne and lemon cake she made us were delicious! We had a wonderful week and enjoyed our time by the pool and the barbecues on the pretty patio area. We loved the area and enjoyed trips to Florence, Lucca, the beach at Viareggio and Castelfiorentino. We hope to return in the near future. Rita was a wonderful host and made our holiday very special.
We had a lovely week at beautiful Villa Passione. Rita was very warm and welcoming and her lasagne and lemon cake were both delicious. She was a wonderful host and made our holiday very special. We had a wonderful week enjoying time by the pool and barbeques on the pretty patio area. We loved the area and enjoyed trips to Florence, Lucca, and the beach at Viareggio.
Rita was a wonderful hostess at Villa Passione – she met us on arrival to show us around and there was a wonderful welcome pack which included everything for a week's holiday. She had even prepared an evening meal for us accompanied by a bottle of local wine. Everything exceeded our expectations, it was faultless and when preparing our next holiday we will certainly consider using Simpson Travel again.
Dear Rita – Thank you for your warm and very friendly welcome to the villa and our first holiday in Tuscany. We very much appreciated the lengths you went to make the villa feel like home. We absolutely loved the amazing pesto lasagne and fruit pie you prepared on our arrival. I hope to recreate the lasagne at home! The villa is an excellent location for visiting all the major historic sites; it is also an amazing place to sit back and enjoy the peace and quiet, to unwind and truly relax in such beautiful surroundings. Once again, we both thank you and wish you a busy holiday season. We will heartily recommend this wonderful villa to our family and friends.

Thank you so much for letting us stay in your fabulous villa. It's been a perfect introduction to Tuscany and we look forward to returning again some day. Although we chose to visit out of season, we were pleasantly surprised with the warm sunny days, which we spent exploring the local area. During our stay we visited Florence, Siena, Certaldo and San Gimignano (twice!). We loved San Gimignano and its cobbled streets and beautiful cafés and shops. A special thank you to Rita for your warm hospitality and helping us make the most of our stay.
Thank you so much for a wonderfully relaxing week at Villa Passione. You have looked after us to perfection. The food was delicious (next time we'll have cooking lessons please? ). The weather has been perfect and, as well as visiting lots of lovely cities, we made the most of the tranquillity of your beautifully appointed villa. Our batteries are now fully recharged and we are all looking forward to our return.
We have really enjoyed our week in your beautiful villa, it's a real home from home. The pool is fantastic and a lovely place to spend afternoons after trips out. Thank you for your hospitality and the tasty crostini, lasagne and Chianti. This is one of the nicest villas we have stayed in and the location and peaceful surrounding are lovely. Hope to be back one day.
Dear Rita, the two weeks we have spent at Villa Passione have flown by! As well as visiting Florence twice, we took your advice and went to Certaldo, Monteriggioni, Spiaggie Bianche and Siena. All were well worth seeing. Climbing the Duomo in Florence is a must but must be booked (this can be done online and you can use a handheld device as a ticket). We also drove down to the Chianti region to tour the villages and taste and buy some wine, but stopped after visiting Panzano and Greve as the distance proved too much for the children in tow. The wines we bought there were lovely but it was also possible to taste and buy good wine in Monteriggioni and San Gimignano. We all loved the beautiful countryside surrounding the villa particularly the fields of sunflowers! We ate out a lot whilst on our trips and had some great meals. We enjoyed the warm hospitality of the Tuscans. We ate at Casa Masi as it got such good reviews from Villa Passione guests before but although it is a lovely looking place to go we didn’t have a good experience there and preferred the restaurant in Corazzano. We would recommend the Erasmus pizzeria in Montaione – it looks rather ordinary but the pizzas are great and the staff were very friendly and delighted to discover that one of our children could speak pretty fluent Spanish. They are about the only place open on a Monday night. We all enjoyed the lovely space and grounds around the villa as well as the lovely pool. The villa was extremely comfortable and it was a lovely experience staying here. Thank you for all the lovely food you prepared for us. Crostini on the night we arrived and then pesto lasagne and lasagne ragù on the evenings we returned to the villa from our Florence outings! It was extremely kind of you to save us from the effort of having to cook on those nights and the dishes were delicious. I will be definitely making my lasagne fresh when we get home from now on!
Thank you for such a lovely relaxing time at Villa Passione. We have so enjoyed the beautiful weather in stunning surroundings – and all too quickly the week has gone! We have found your home a perfect base for day trips out – and thoroughly recommend that future guests do the same. On our list were San Gimignano (delightful), Siena and Firenze – both not to be missed! Villa Passione is beautiful, equipped like a home from home, and it’s been a joy to stay here, loved the beautiful pool. Special thanks for such a warm welcome with crostini and also for our treat of pesto lasagne – mwah! I’m sure we’ll be back.
We spent a wonderful week in your beautiful villa, loved relaxing by the pool or going on outings to Lucca, Florence, San Gimignano and Pisa. Millie grazie, especially for your tasty crostini and your excellent lasagne – I will try out the recipe at home... We hope to come back to beautiful Tuscany and its fields of sunflowers again soon!
Villa Passione is beautiful and peaceful with a huge garden and lots of sitting areas. The house itself is beautifully decorated and immaculate throughout. We were particularly in awe of the huge fridge which churns out its own ice cubes so that we could have permanent cold drinks – and believe me, we were never able to use them all up as they were produced faster than we could use them. The rest of the house has been decorated to a high standard right down to magnifying mirrors in the bathrooms and lots of nice touches around the house. The showers are rain showers with a separate hand/held shower which is great. Rita is a wonderful host who greeted us on arrival with her homemade lasagne and a few days later brought us over an apple cake. We had a lovely holiday with a lovely hostess.
Six of us had a lovely stay in this stunning villa. Plenty of space for all of us, and a wonderful pool. We were very lucky with the weather and only had one overnight shower all week. There were touches like covers for the chairs so we could relax a little with the children, mosquito blinds, etc. The garden and surroundings were amazing, classically Tuscan, and the owner Rita very friendly and helpful. The villa was naturally airy in all areas if you opened the windows and doors. The pool is set a little away from the villa but we found this fine. Seating areas and facilities very well thought out and a fun, wonderful holiday.
